Our professionals will complete a full visual check of your home’s exterior and interior including but is not limited to:
Visually checking roof for plugged gutters/damaged drain pipes.
Visually checking windows and doors for signs of forced entry/vandalism. Ensuring that all are closed and locked.
Checking for visible signs of water/pest damage.
Clearing entrance of newspapers, flyers, junk mail.
Confirm lawn and garden are being maintained and snow removal is being done.
Running water in all sinks and tubs.
Flushing toilets, checking for leaks in visible plumbing.
Visually checking for leaks in ceilings, under sinks and in appliances that use water.
Checking electrical service panel for tripped breakers and reset if needed.
Testing smoke/carbon monoxide alarms.
Checking HVAC air filter and changing when needed.
Monitoring thermostat and seasonally adjusting home temperature to desired temperature.
Setting and checking all house alarms and surveillance systems before leaving property.

Outside faucets, sprinklers, pools hot tubs can be winterized to prevent damage through the winter months if you are away.
Lawn care and snow removal
We can cut and trim your lawn during the summer and provide snow removal during the winter. This keeps the value of your property and ensures the place looks lived in and cared for. (Seasonal Contracts are Available)

Cleaning services can be made available upon request. Also, we can water indoor plants.
Problems, repairs and maintinance
We hope no problems arise, but small problems can happen, and they do need to be spotted quickly when a home is unoccupied. BCHW has the experience to spot potential issues and react with qualified trades people if necessary. We are lucky enough to have a key group of companies that have worked with us for many years and respond quickly to any type of emergency. We can provide Pest Services, Plumbing, Electrical, Painting, Carpentry work, and much more. BCHW can serve as an on-call emergency contact for your alarm systems.
Mail, newspapers and packages
We can clear mail from your mailbox weekly. We can pick up packages and or redirect as per your instructions. This is often a key sign a home is vacant, so it is essential arrangements are made.
Lights
Burnt out light bulbs can be changed, turned on and off, blinds or drapes drawn and opened on an irregular schedule. All this contributes to a feel of activity on the property.
Do you know your insurance requirements?
According to the Insurance Bureau of Canada, insurance coverage on dwelling and contents can cease when the premises have been vacant or unoccupied for more than 30 consecutive days. Your insurer will require regular inspections of your property usually ranging from every 1 to 7 days.
Regular visits to your property are made to ensure quality control and within the requirements of your insurance policy. You don’t want to get caught short or without insurance. Check with your insurance broker for details.
If you are away for extended periods of time or your home is left vacant for any reason, home insurers may deny your claim if an accident or damage occurs in the home. BCHW can help you document that your property has been monitored while you were away or vacant, possibly saving you from costly claim denials.
